Palmetto Dunes vs Sea Pines: Where Should You Stay on Hilton Head?

Updated October 8, 2026 · 6 min read

It's the question nearly every first-timer asks: Palmetto Dunes or Sea Pines? They're the two big gated, master-planned resort communities on Hilton Head Island, and on paper they look similar — direct Atlantic beach access, three championship golf courses each, miles of bike paths. But the day-to-day feel, the logistics, and the kind of trip each one sets up are genuinely different. As an owner in Palmetto Dunes, here's the honest breakdown.

At a glance

Sea Pines: the classic Hilton Head postcard

Sea Pines is the island's most iconic community, and it earns it. The Harbour Town lighthouse and yacht basin, the only deep-water marina on the island's south end (sailing, charter fishing, dolphin tours, sunset cruises), and a 605-acre Forest Preserve give it a grander, more established feel. Golfers know it for Harbour Town Golf Links — a PGA Tour stop — alongside Atlantic Dunes and Heron Point.

The trade-offs: it's bigger, so getting from your rental to the beach or the marina can be a longer ride, and day visitors pay a $9 gate fee per car (waived when you're staying inside). The vibe reads as quieter, more residential luxury.

Palmetto Dunes: the active family's home base

Palmetto Dunes is the most activity-packed neighborhood on the island. Three championship courses — Robert Trent Jones Oceanfront, Arthur Hills, and George Fazio — plus 25 tennis courts and a big pickleball center. The 11-mile lagoon system is the differentiator: rent a kayak or paddleboard and spend a morning on the water without leaving the resort. See the golf guide for the three courses.

Logistics are easy: guest visitors enter free, the free Dunes Buggy shuttle (8 a.m.–9 p.m. daily in season, 843-689-4222) runs you around the resort, and Shelter Cove Harbour & Marina — waterfront dining, boat tours, evening entertainment — is right across the street. The things-to-do guide covers the outings, and where to eat covers the restaurants.

So which should you pick?

Either way, ask your rental host one question before booking: is the unit oceanfront, lagoon-side, golf-view, or across the road? The label "Palmetto Dunes" covers all four, and the beach distance varies a lot.
